No roof is fully immune from pooling water. With this comes a host of problems that can negatively impact the roof’s structure and integrity. The issue, though, is highly typical on a flat roof. Here are the reasons lingering water is especially bad for this commercial roof type in South Everett.
Causes of Pooling Water
Pooling water is described as a puddle that lingers on a roof for two full days or more. Flat roofs are especially vulnerable because, as suggested in their name, the roof is flat and lacks a slope that’s common in residential roofs. Ponding water occurs for two reasons: roof degradation and deflection. Let’s examine each one in depth.
Building Degradation
Flat roofs contain several layers of hot asphalt, roofing paper, and gravel. The gravel is the most outer part. This happens to be the section that wears out over time from weather exposure. The subsequent eroded gravel causes a recessed section where water can accumulate.
Deflection
Deck deflection stems from heavy rain. The water leads to pooling that stresses the beams, causing the structure to bow under the immense pressure. The bowing leads to a recess for water to accumulate and remain for prolonged periods. Bowing usually happens in the middle of the roof.
Once the water goes away, the roof may unbow. However, if this occurs on a recurring basis, then the recess may stay that way, leading to continued water damage and leaks.
